Wake Forest Development by the Numbers
Wake Forest has grown from roughly 30,000 residents in 2010 to over 50,000 today, with projections approaching 70,000 within a decade. The Wake Forest Board of Commissioners has identified a capital infrastructure need of over $530 million to keep up with that growth. That pressure shows up directly in the new home communities being built across the town.
Wake Forest New Home Communities: Where Are They Being Built?
North White Street Corridor
North White Street has become one of the most active development corridors in northern Wake County. Stanley Martin’s Magnolia Trace condos, the Alliance Group NC Downtown Food Hall project, and several mixed-use proposals are reshaping this stretch of downtown Wake Forest. Rezoning petitions in this area are regularly before the Planning Board and Board of Commissioners.
Averette Road and Wait Avenue Area
The Wait Avenue corridor in Wake Forest’s fastest-growing quadrant has drawn significant residential and commercial investment. This is also the area where the town is building Fire Station 6 — a $18 million facility designed to meet National Fire Protection Association response-time standards for the town’s newest neighborhoods.
ETJ and Unincorporated Growth Areas
Much of the new home construction in Wake Forest’s planning area falls outside the town limits in the extraterritorial jurisdiction (ETJ). Several regional and national homebuilders are active in new home communities in Wake Forest, NC, including Mungo Homes, Stanley Martin, Smith Douglas Homes, and others.
